The new owner plans to build a Uhaul storage facility and moving truck rental on the property.

ECCRE was able to negotiate a $2,000,000.00 closing on the 13.10 acres.

Investment Sale Announcement: $2.25 Million Retail Center

1206 N Lake Park Blvd, Carolina Beach – Cross Bridge Village


ECCRE brokers Julie Stephenson and Garry Silivanch represented the purchasers in the acquisition of Cross Bridge Village Shopping Center in Carolina Beach.

The property is anchored by Michaels Seafood and is located at 1206 N Lake Park Blvd. The Center is 12,600 sf and is a mainstay for tourists and locals with a great tenant mix.

Investment Sale Closing – Mercantile Drive

Garry Silivanch, one of the firms partners, successfully closed on a 18,000 sf facility in Leland Industrial park last week. The 18,000 sf facility located at 2216 Mercantile Drive was recently leased by Garry who represented the ECCRE’s Client the Landlord.

Garry then after speaking with the client and moving on to phase 2 of ECCRE’s business plan for the property, sold the facility. This sale comes after Garry executed on the strategy of leasing the formerly vacate 18,000 sf building to a single tenant on a long term lease. He then put that investment sale out on the market, landing a contract within 48 hours of it being on the market.

The Sale brought a higher price for the owner than if it were to have been sold as is. This Lease up Disposition strategy is one of ECCRE’s core business pillars and one of our strengths.

The Buyer, IRAP Investments, LLC is a Virginia Limited Liability company that purchased the medical office condo for $302,500.00 on March 2, 2017 as an investment. IRAP Investments LLC has the property listed with ECCRE to lease for $15.00 PSF NNN. From recent news, the U.S. Census Bureau stated that Brunswick County was ranked 2nd fastest growing in the U.S. With the high demand for medical facilities and expansions that’s happening around the Wilmington Area it won’t be unknown if this property gets leased by a medical user.
