ECCRE Announces the Investment Sale of 1402 Audubon Blvd – Tenant White Koi Nail Studio


ECCRE is announcing the Cap Sale of 1402 Audubon Blvd a 2,000 sf suite. ECCRE represented the Seller in the transaction which closed at a 8.5 CAP. The property was recently Leased through ECCRE’s REAA program and then placed on the market as an investment sale.

The tenant looks forward to remaining in place and the purchaser is pleased with he addition of the asset.

ECCRE Closes a 6.75 Cap Investment Sale with National Brand – Waffle House


ECCRE represented the Seller in the recent commercial real estate investment sale of a suite at 255 N Front Street. The Sale was of the suite occupied by the national brand restaurant chain Waffle House. The store recently opened after completing its renovations and was sold several weeks after opening.

Investment Sale Announcement: $2.25 Million Retail Center

1206 N Lake Park Blvd, Carolina Beach – Cross Bridge Village


ECCRE brokers Julie Stephenson and Garry Silivanch represented the purchasers in the acquisition of Cross Bridge Village Shopping Center in Carolina Beach.

The property is anchored by Michaels Seafood and is located at 1206 N Lake Park Blvd. The Center is 12,600 sf and is a mainstay for tourists and locals with a great tenant mix.

Investment Sale Closing – Mercantile Drive

Garry Silivanch, one of the firms partners, successfully closed on a 18,000 sf facility in Leland Industrial park last week. The 18,000 sf facility located at 2216 Mercantile Drive was recently leased by Garry who represented the ECCRE’s Client the Landlord.

Garry then after speaking with the client and moving on to phase 2 of ECCRE’s business plan for the property, sold the facility. This sale comes after Garry executed on the strategy of leasing the formerly vacate 18,000 sf building to a single tenant on a long term lease. He then put that investment sale out on the market, landing a contract within 48 hours of it being on the market.

The Sale brought a higher price for the owner than if it were to have been sold as is. This Lease up Disposition strategy is one of ECCRE’s core business pillars and one of our strengths.

Bells Fork Shopping Center

Eastern Carolinas Commercial Real Estate represented the Seller and Purchaser in the sale of Bells Fork Shopping Center in Greenville NC. The center sold for $9.25 Million representing a 7 Cap. The stability of the marketplace and the property made the center a great opportunity for the buyer to expand their portfolio of Grocery Anchored Centers.

The property is anchored by Harris Teeter Grocery Stores.

The Purchaser is looking to lease the center and will handle leasing and management of the center directly.
